Carlos A. Arias

Carlos Arias, has more than 30 years of experience in developing highly profitable commercial, mixed-use and residential real estate developments ranging in size from single family residences to 1,000 acre projects. He has extensive experience with land acquisition, government approvals, design, construction and project management. A native Costa Rican, Carlos Arias shares Vista de Sirena views on responsible development along with our objective of maintaining the unique and special characteristics of Costa Rica in all of our projects.

An accomplished architect, engineer and project designer, Arias has been in constant demand by corporate developers and government entities to conceive develop and approve various projects throughout Costa Rica. Arias’ extensive Curriculum Vitae is available upon request. Arias has successfully participated in projects both big and small and his most recent effort, participation in the approval process for the the Los Suenos Marriott Resort Marina has proven a grand success. A pre-eminent figure in the development of real estate in Costa Rica, Arias brings an extensive history of success, timeliness and profitability.

David G. Turcotte

David Turcotte's career began as a professional athlete with the Canadian Olympic Basketball Team in 1983 while still in high school. He competed world wide while continuing his studies obtaining degrees in economics and finance from Colorado State University in 1988 and a law degree from Brigham Young University in 1992. Following the 1992 Olympics in Barcelona, Spain and his formal graduation in 1993, Turcotte began to practice law and retired from professional sports in 1995. A successful practice in Utah in business, contract and real estate litigation brought a wealth of experience and enabled Turcotte to venture into financing real estate development and business start ups. By 2003 Turcotte had presided over or participated in the start up and financing of over 100 companies and many real estate development projects.

Arriving in Costa Rica first as a visitor in 1999 and returning many times thereafter, the opportunity to develop real estate responsibly while earning extraordinary profits acted as constant pull toward this stunning central american country. Turcotte brings a wealth of professional and business relationships along with the legal experience necessary to avoid the pitfalls of many real estate development projects. Prior to leaving his US practice, Turcotte submersed himself in the constitution and laws of Costa Rica to ensure a clear understanding of the unique challenges which lay ahead. Most importantly, Turcotte has established extensive relationships within the Costa Rican legal community and has ensured that all Paradise Partner projects enjoy the assistance and protection of top flight Costa Rican legal counsel in addition to his own professional services.

Alan Cottle

Alan Cottle, Founder and President of Pearl Land Company, brings over 25 years of business management and real estate experience, including acquisition, financing, development and strategic management, to the company. Mr. Cottle has managed the investment portfolios of several clients – both private and commercial – and the growth and development of real estate. Mr. Cottle has successfully acquired, developed and managed real estate projects throughout the United States, the Caribbean, and Costa Rica. Throughout his career, Mr. Cottle has also managed a number of businesses in various industries, including travel agencies, construction lending and residential mortgage companies, precious metal refineries, import/export companies and private equity companies.

Mr. Cottle has been involved in the real estate development and acquisition arena of the long term health care industry. Starting his company with the purchase of one nursing facility and, continuing over three years, he managed the acquisition and development of properties valued at over $100 Million, with twenty-two facilities in seven states, as well as managing nearly 3,000 employees.

After selling the long term care company in 2001, Mr. Cottle joined Hyatt Senior Living, an affiliate of Hyatt Hotel Corporation, as a Vice President of Real Estate Development. In this position, Mr. Cottle traveled throughout the U.S. and Canada, meeting with government and political leaders, financial and real estate investors, developers and builders, and negotiating with property owners to develop sites for new high-end senior resort retirement communities. Each new complex of facilities was valued between $100M to $300M.

Mr. Cottle's passion is managing growth companies and structuring successful real estate ventures. In his first 15 years in business, he built over 500 custom homes in three western states and learned early on the complexity of running a multi-product, multi-state enterprise. He has a proven track record of structuring successful ventures, managing growth businesses and selling enterprises when the opportunity is right. Mr. Cottle has a Bachelors Degree in Finance from the University of Utah’s College of Business, with Minors in Architecture and Risk Management.
